Kevin and I are very much looking forward to welcoming guests back to Middletown Farmhouse.
However, it is imperative that both you, as a guest, and us, your hosts, are honest about whether we have COVID 19 symptoms (a high temperature, a new continuous cough or a loss/change to your sense of taste/smell) in order to keep everyone safe. So please, if you feel unwell before, during or after your stay, you must tell us and likewise we will do the same.
As we only have two guest bedrooms, we do feel that we are able to manage the current situation fairly well. The following are some of the steps we have already taken and will continue to review. We may make further changes, as situations arise.
Our first request is that we all kindly respect the 2m distancing rule wherever possible, and certainly never less than 1m.
Guests, and ourselves, are required to wear a face covering at all times in communal areas (except when sat at the dining table).
Arrival times will be staggered to allow guests to safely settle into their accommodation.
All guests will be asked to enter/exit our property via the front door, and make use of the hand gel provided on the table in the hallway.
In addition to our usual high standards of cleanliness, we will carry out more regular cleaning of touch points, ie light switches, door handles, grab rails, gate catches.
Bedrooms can become "safe havens" for guests, where we will only enter to carry out housekeeping duties, should you wish us to. This will be discussed upon arrival.
Bedroom windows must be opened before you leave the room for the day to enable ventilation. We will close them at an appropriate time later, to conserve heating.
Our guest information books previously displayed in the bedrooms, will now be available via a link on our website. We will still be available at all times to answer any questions you may have.
Breakfast times for the two guest bedrooms will be staggered as far as possible (unless both rooms are members of the same party). Each room will be allocated their own dining table to be used throughout their stay. In the past our dining room sideboard has displayed a selection of cereals, fruits, conserves, etc. These items will still be on offer at breakfast time, however they will be served direct from the kitchen.
We know that it will not be possible for everyone, but if you are able to book both rooms at the same time for you and your family/friends, you will be safe in the knowledge that only your "bubble" and our "bubble" are present in the property at the time.
Above all, our greatest wish is to be able to make your stay with us as enjoyable and safe as possible.
Guests are welcome to arrive from 3pm onwards. There is ample private off road parking through our 5 bar gate. We offer a complimentary home baked Devonshire cream tea for all arrivals between 3pm and 5.30pm. Please advise us in advance if you are planning to arrive after 7pm.
We kindly ask all guests to vacate their rooms by 10.30am on the day of departure.
In the morning, we offer a choice of delicious breakfasts between 8.00am and 9.30am. However, we are happy to serve earlier by prior arrangement. A selection of cereal, fruit, yogurt and juice will wet your appetite for a hearty traditional full English breakfast. If this is not your desire, perhaps we can tempt you with a cooked breakfast tailored to your choices, maybe vegetarian, vegan or gluten free, we do our best to please everyone. Wherever possible our ingredients are sourced locally, including eggs laid by our own hens and homemade conserves from our own garden produce. Please advise us at the time of booking if you have any special dietary requirements.
Don't forget to ask us about our delightful picnic lunch/supper or "luxury picnic hamper" which we will be happy to prepare for you during your stay at a very reasonable cost.
You need look no further than The New Inn Restaurant and Bar, just a couple of minutes walk away, for a delicious lunch or evening meal. They are open Wednesday to Sunday. Booking advisable. COVID 19 RESTRICTIONS MAY APPLY.
Alternatively, there are pubs and restaurants in Okehampton and the surrounding villages, where we will be happy to book a table for you.
Both bedrooms are equipped with USB charging sockets for your devices and a TV with remote control.
Free wifi is available to guests.
In addition to guests arriving by car, we also welcome motorcyclists, cyclists and walkers. There are cleaning facilities and undercover secure parking for motorbikes and bicycles in our car port. Hooks to hang outdoor clothing on, as well as mats for muddy boots are situated in the boot room and anything particularly wet can be dried in front of our Rayburn in the kitchen. We can offer suggestions for excellent rides, both motorised or using pedal power, and walks of varying length.
It is also possible to reach us by public transport, with buses stopping by The New Inn, just two minutes walk away. However, we would suggest you check the bus timetable in advance, as the service can be quite limited at certain times.
To reduce the risk of COVID-19 being transferred from guest to guest via our welcome book, we have removed the books from the bedrooms and incorporated the details on our website here. We hope you find the information useful.

We hope we have provided you with everything that will make your stay with us a pleasant one. If you feel we have overlooked anything, please make us aware as soon as possible.
We are always on hand to answer any questions you may have, and if we are not immediately visible, then just knock on our private lounge door opposite the dining room.

Here are a few small details which should help you settle into your room.
We have provided tea/coffee making facilities, and hope the fair trade selection offered is to your liking.
You will find the hair dryer in the top drawer of the chest of drawers.
The electrical socket on the wall at the foot of the bed has a USB charging point for your devices. It also has plugged into it a safe-t-light, which will automatically switch on at nightfall and go off with daylight. In the event of a power cut, it becomes an emergency light which can be used as a torch. Feel free to switch this off at the socket if you do not require a night light.
The TV is operated by the remote control and has all the usual freeview and radio channels.
Should you require any extra bedding, towels, chair or bin, please do not hesitate to ask.
Mobile phone signal in the village can be somewhat limited at times and will be dependant on your provider, the weather and how close to the window you are (as we have very thick walls!).
For those guests who find themselves away from home for a longer period, we do offer a laundry service. Please ask for details.
We would kindly ask you to vacate your room by 10.30am on the day of departure. Please remember to check all wardrobes, drawers and coat hooks to avoid leaving your belongings behind!
Enjoy a refreshing shower and pamper yourself with the carefully selected toiletries, which should suit most guests. They are paraben, sls and mi/mci free and have not been tested on animals.
To avoid misting on the mirror whilst showering, pass your hand downwards to the lower right hand-side of the mirror and you will find the integral lights illuminate whilst the mirror warms. Just remember to pass your hand upwards in the same place to turn the demister and lights off before leaving the bathroom, to avoid overheating. There is also a shaver socket on the right hand-side of the mirror.
For your safety, we have also provided an anti- slip shower mat.
To reduce the impact on the environment, we will only replace towels left on the bathroom floor for washing. If you are happy to use the towels for another day, please leave them on the towel rail.
Breakfast is served in the dining room between 8am and 9.30am. If you would prefer an earlier breakfast, this can be arranged in advance. Due to COVID-19 safety, we will endeavour to stagger breakfasts, so that only guests from one room are present in the dining room at a time.
To avoid any disappointment, please let us know on arrival if you have any special dietary requirements.
We understand that not everyone’s choice of breakfast is the same, so are happy to create a breakfast that will start your day on the perfect note. With lovely fresh eggs from our own hens, Nicky’s home made conserves and all other ingredients locally sourced wherever possible, we guarantee you will be spoilt for choice.

We are very fortunate in Devon to have so many wonderful, independent pubs serving fantastic, locally sourced food.
Particularly popular is our own village pub, The New Inn. An extensive menu of delicious fayre is served Wednesday to Sunday, lunchtime and evenings.
Five minutes drive away is The Railway, on the outskirts of North Tawton. Always a warm welcome here with good homemade food and local ale/cider. Open every evening (no food on Thursday). Payment by cash only. Please ask for directions as it is not easy to find!
Also in North Tawton, and more recently a second branch opened in Okehampton, is Graylings, an excellent Fish and Chip restaurant and takeaway.
The Oxenham Arms in South Zeal, steeped in history, makes for a very special dining experience, either in the bar or restaurant.
A visit to Okehampton 5 miles away, offers even more choice, with pubs, a bistro, 2 indian restaurants, various takeaways and coffeeshops/tearooms.
These are just a handful of suggestions, but please ask if you are going further afield, as we could mention many more! Don't forget to check in advance for current opening times and booking requirements.

Unfortunately here in Sampford Courtenay, like many rural communities, we are unable to get super fast broadband. However, what we do have is sufficient for receiving emails and looking things up on the internet. If you experience any problems accessing the internet, please speak to us and we will do our best to get you logged on.

If you have enjoyed eating some of our very own home grown/home made produce during your stay and would like to take some with you as you leave, please just ask. What we have available for sale varies and does depend on the seasons too. Also, if our lovely hens are in full swing laying their eggs we often have enough to sell a few.
